Terms and Conditions

Rates confirmed are for the number of occupants listed in your e-mail confirmation, per room, per night and do not include additional charges for extra guests and will apply only to rooms booked as part of this reservation.  All guests are subject to increased rates during special events weekends or weekdays, even if the reservation was booked prior to the announcement of such events – i.e., University of Florida football games or graduations.  Check-in is at 3:00 p.m. and check out is at 11:00 a.m. There is a $35.00 charge for late check-outs.  Early check-ins cannot be guaranteed under any circumstance.  Office hours for check-ins are as follows:  Monday-Saturday: 3 pm – 9 pm and Sunday: 3 pm – 7 pm.  If you anticipate that you will be arriving after the office closes, a late check-in can be arranged.   Sweetwater Branch Inn conforms to Florida state smoking regulations.  Smoking is only permitted in designated spaces.  Smoking is not permitted in rooms, cottages, or indoors in any capacity.  Guests will be charged for any damages and additional cleaning caused by smoke in accommodations.  We ask that you are courteous of other guests staying at the inn.   Children are welcome but we ask that they are supervised at all times.  Our grounds have beautiful but potentially harmful features such as fountains, a pond and access to main roadways. Any damage, complaints or disruptive actions from children will be the full responsibility of the parent.  Cribs are available for rental on premises, but their supply is limited, so please inquire at the time of reservation about their availability.  Pets are limited to Cottages – excluding the Honeymoon Cottage – and subject to fees.  In keeping with city ordinance, pets are required to be supervised and kept on a leash at all times.  No pets are to be left alone outside or tied to any part of the buildings or grounds. Pet owners are expected to clean up after animals brought to our property.  Housekeepers will replenish towels only if they are left on the floor.  Housekeepers will not remake beds with personal items (purses, laptops, wallets, etc.) left on them.  Housekeepers will not enter accommodations displaying a privacy sign.  Housekeepers will not enter an accommodation containing loose animals.  Sheets are changed on the third night of your stay.  Quiet hours are from 10:00 PM to 6:00 AM to ensure that all guests are able to sleep soundly.  Noise complaints may result in additional charges.  Guests will be charged for any missing or damaged items based on current market price and any additional labor costs.

Deposits & Cancellation Policies

 We encourage guests to take the time necessary to ensure they will be ready to travel.  All reservations are subject to a $100 deposit, per five rooms booked.  Cancellation of reservations for which payment was guaranteed or for which a deposit has been sent will result in the forfeiture of your deposit, no matter the length of time that has accrued since booking.  Cancellations not made within the prescribed period of time will result in a cancellation fee equal to the total cost of the rooms or nights being cancelled.  The non-refundable deposit will apply towards the balance owed prior to additional charges being processed.  Sunday-Thursday stays require at least 3 days’ notice of cancellation.  Reservations that include a Friday or Saturday evening require at least 7 days’ notice.  Special event weekends are to be paid in full two weeks prior to arrival and therefore require at least 15 days’ notice of cancellation.  Special event weekend costs will not be refunded after full payment has been received, no exceptions.  All fees associated with deposits and cancellations are non-negotiable, non-transferable, and non-refundable.
